Real Estate in DFW

Clear advice. Local context. No hype.

Buying or selling works better when the conversation starts with your life, your timing, and what a successful move actually looks like.

DFW Market Update · July 2026 data

More time for buyers. Less room for sloppy pricing.

DFW buyers had substantial choice in July, while sales and prices remained softer than a year earlier. That creates room to compare and negotiate, but it does not make every well-positioned home a bargain.

What buyers should hear

You generally have time to compare homes, inspect carefully and test the seller’s flexibility. The right request may be a lower price, repairs or allowable closing-cost help depending on the property and your financing.

  • Compare total monthly cost, not just list price.
  • Study taxes, insurance, HOA dues and likely maintenance.
  • Use condition, competition and days on market to shape the offer.
  • Have a lender calculate negotiation scenarios before choosing one.

What sellers should hear

Buyers can see plenty of alternatives. Pricing, preparation and the first two weeks still determine whether a listing earns attention or becomes part of the inventory.

  • Price against current competition and recent closed sales.
  • Fix distractions buyers will use to justify a lower offer.
  • Make photography, presentation and showings count.
  • Judge offers by terms, financing and risk—not price alone.

From the field

Professional about the work. Not always serious about myself.

This reel came out of my open house at 730 Dentwood Trail in Prosper—a beautiful home in a neighborhood that deserved to be shown off. I wanted people to see the property, get a feel for the area, and get a pretty accurate preview of what it is like to work with me.

You are going to get professional, prepared, courteous real-estate service. You are also going to get some personality, a goofy sense of humor, and somebody who believes an important decision does not have to feel stiff or miserable. I will do the homework, tell you the truth, manage the details, and keep the experience human—and hopefully a lot more fun.

Before You Make a Move

The questions that prevent expensive surprises.

These are not glamorous, but they are where good decisions are made.

For Buyers

Know the payment and the property.

  • What will taxes and insurance do to the monthly number?
  • Which repairs are immediate, and which can wait?
  • Do commute and amenities work for the exact address?
  • What does the seller care about besides price?
For Sellers

Know the competition and the cost.

  • Which active listings will buyers compare against yours?
  • What preparation will produce a return?
  • What are the estimated proceeds after payoff and expenses?
  • How will you respond if the market rejects the price?
Property-Level Details

DFW is not one uniform market.

A metro statistic cannot price a renovated Richardson home, a west Plano property or a new McKinney listing. Neighborhood, price range, age, condition, lot and school assignment change the picture.
